Chairman’s AGM Report 2011
Firstly, it is my pleasure to reiterate the Treasurers comments regarding the Operating Profit of $904,280 and the resulting after depreciation Net Profit of $328,375, which is considered to be a very solid performance for the past year. This represents a 32% increase on last year.
- It is also my pleasure to advise members that the ‘Master Plan’ has moved into the Construction Certificate stage which is nearly finalised. This has taken six months and has been funded internally from Cash Flow (cost so far is $380,000). This will see us ready to proceed with the early stages of works as soon as the political landscape surrounding gaming pre-commitment and the like is resolved.
- Master Plan
currently stages 1 – 4 we think will cost in the vicinity of $35 million with Stage 1 around $12 million. We will need to undertake this in stages.
Stage 1 involves
(a) relocating tennis courts / expanding the car parking / expansion of the gaming floor
(b) A new Function Room and a new TAB Room
(c) Refurbishment of the Lounge.
Gross servicing revenue for Stage 1 needs to be between 1-2 to 1-5 million. We are not there at the present time ($904,280 in 2011) but based on the gaming revenue from the 2012 first quarter, we are on target for a 58% increase over 2011 or 1-4 million gross profit (excluding depreciation). However, anything could happen in the next eight months to spoil this. - At the moment the Club is in limbo:
Due to the current political climate and pre-commitment issues the Financial Institutions are unwilling to lend in the short term for capital projects involving pubs and clubs. In fact, the Financial Institutions are tightening up and this is why you have various clubs / pubs being forced into administrations. National Australia Bank for example is keen to get out of pubs.
Your Board of Directors recently attended a conference where voluntary V’s mandatory pre- commitments were discussed. An executive of IGT (biggest manufacturer of poker machines in the world) spoke and explained that no mandatory machine / software exists at the present time. Manufacturers have dabbled and trialled voluntary machines but not mandatory. He explained that if his firm started today, it would take five years to develop a machine from start to finish and that’s if it went according to plan. Development costs would amount to multi millions and who is going to fund it. In addition, in Australia alone, we have seven protocols eg NSW has x series
Qld has SAS
Meaning different operating / software systems. To co-ordinate nationally just in Australia alone these seven different protocols and nine current manufacturers would take between 20 – 30 years. - Please note that at this conference the State Premier, Mr Barry O’Farrell stated that his Government would block this mandatory legislation even to the point if need be of going to the High Court.
- During the last financial year the Club has undertaken the Construction of a New High Rollers Indoor Gaming area and an expansion of the outdoor Gaming facility. Both of which are performing well and providing additional revenue. The Board would like to take this opportunity to thank the Club’s CEO, Mr Jason Reid whose idea it was to send himself and his administration team to the car park in August last year so the high rollover room could be constructed. The High Roller Room became fully operational in November 2010 and the cost of this was also absorbed in-house from cash flow.
- As previously mentioned, the Club purchased another investment property in New Line Road and at this time it is earmarked for future expansion of the club’s Car Parking Facility. Something that we dearly need in order to service the needs of the members.
- We continue to purchase additional Gaming Machine Entitlements which is in line with the Strategic Business Plan that has been adopted by the Board to guide the Club into the future. Briefly, Club’s purchase Blocks of Entitlements varying in price from $30,000 to $45,000 depending on the market supply. A Block of Entitlement represents two poker machines licences (for want of a better word). Please note that the cost of a machine is in addition to this, with machines varying from $20,000 to $28,000 each. Currently we own 158 Gaming Entitlements and have 126 machines on the floor. The Master Plan was budgeted on 160 machines on the floor.

we have lodged with Hornsby Council a rezoning application for medium density ie units. Currently zoned open space c – Public Recreation
Hornsby has put the application on hold until they finalise their Local Environmental Plan. There is now a draft Local Environmental Plan now on public display at Hornsby Council or on the web.
We are actively engaged in discussions with the Council in relation to this rezoning.
Please note, that any estimate of revenue that may be generated from the sale or development of this property is not being relied upon to fund any future capital works for this Club. The Club will, and needs to be able to stand on its own in servicing the future Capital Works debt. - New Promotion
a new promotion program / schedule has now been developed and approved by the Board. It will start to be implemented over the coming months.
For example
* Bingo Prizes to be substantially increased
* A TAB Promotional Wheel will be introduced|
* New raffles and a new Mega Raffle will commence next year
* There will also be additional gaming related promotions to be introduced.
- On behalf of myself and the Board, I would like to express our appreciation to the committees of the Sporting Sections for their contributions and honest efforts towards the management of their chosen sports.
- I also wish to convey to the Club staff through the CEO our appreciation for their efforts during the year. I do believe we have some of the best staff in the industry.
- To my fellow Board members, I extend my thanks for your support and guidance throughout the year.
- In particular, the Board would like to thank Mr Andrew Hassall for the service he has given the club over the last 13 years.

Dress Regulations
As a condition of entry to the West Pennant Hills Sports Club, all attire must be clean, neat and tidy. The following dress is not permitted at any time:

Supporters’ jerseys and clothing must not be worn at the Club during the live telecast of NRL State of Origin matches.
Club Management and staff can refuse entry to anyone, if, in their opinion the person’s standard of dress is considered unsuitable for West Pennant Hills Sports Club
Entrance Requirements
- Members must show their membership card upon entry to the Club.
- Visitors are required to show proof of age and residential address (driver’s licence) upon signing into the Club. Visitors must reside a minimum of 5km from the Club (please see map in foyer)
- Members who sign in guests are responsible for those guests whilst they are on the premises.
- Guests must not remain on the Club premises after that member has departed the premises.
- West Pennant Hills Sports Club does not allow intoxicated persons to enter the Club.
Children In The Club
Children are welcome in the Club until 9.30pm in the Restaurant and Lounge areas of the Club. These conditions apply to the areas within the Club in which children are permitted:

This area is open to minors (under 18’s) from 10am until 9.30pm only.

Entry to this area is restricted to the lounge seating available.

Minors must constantly be accompanied by a responsible adult at all times

Minors must remain seated at all times except when using the specific play area facilities provided.

Minors wishing to use the toilet facilities must be accompanied by a responsible adult.

Management reserves the right to ask any patron to leave the Club for non-adherence to these regulations.
Courtesy Bus

Community Support
We recently conducted our annual Community Development & Support Funding presentation evening. With over fifty representatives from more than thirty charities, associated sporting clubs and community groups in attendance the WPH Sports Club proudly distributed cheques totalling more than $64,000 to these worthwhile local sporting / charity organisations.
